Te Pūmanawa o Tāmaki will replace the seven-storey Downtown Carpark on Customs Street West with two towers, three lower podium buildings and a web of new public laneways through the block. The taller tower would reach about 222.5 m over 56 levels, making it the second-tallest structure in Auckland after the Sky Tower. The second tower would be about 164.5 m over 41 levels. Between them the buildings would hold offices, apartments, a hotel, shops, food and drink, and civic space, all a short walk from the waterfront and Waitematā Station. The site was sold by Auckland Council for $122 million, and the project received fast-track resource consent on 5 August 2026.
