Mareanui, at 90 Devonport Road, is the eight-storey home of Tauranga City Council. It brings the council's administration staff under one roof for the first time since 2014. At 10,400 m², it is described as the largest mass timber office building in New Zealand. The structure is New Zealand-made LVL, glulam and cross-laminated timber,. The building has a 6 Green Star rating. Its upfront carbon is about half that of a typical concrete and steel office. It was finished in February 2025, and in September 2025 it was gifted the name Mareanui, after a pā site in the area. In 2026 it won the supreme award at the Property Industry Awards.
