Beachlands South is a new town planned on about 307 ha of farmland and the former Formosa golf course at Beachlands, on Auckland's eastern edge. The plan change that allowed it was the first under the Auckland Unitary Plan to permit development outside the rural-urban boundary. Stage One began with a sod-turning ceremony on 13 November 2025. It is 37 ha of earthworks that will form the ground for a primary and secondary school, a village centre, the first housing and community facilities. Across the whole site, the plans include about 88 ha of restored native ecology, walking and cycling links, and around 2,700 homes. The full town is expected to take 10 to 15 years to build.
